  Discussion on Liability Insurance when you have boarders

All,

I am looking at various insurance companies for liabiity insurance - I own a small horse farm and have a couple friends who want to board with me. I am finding there are enormous insurance/liability implications to boarding horses.

Does anyone out there board horses, and if so, where did you go for insurance?

Heidi, are you aware that many states have limited liability laws concerning horse operations. Many require the posting of a sign and while not 100% protection do provide significant relief in the case of an accident.

When we bought our property the other owners kept their horses here for a short period of time...even before we built the house.

We got our insurance bill for liability and it was HUMUGOUS, I called the ins. company and asked what was up and they said I was boarding horses, even though those horses had been here for years...was just the change in property ownership

2 mos. later we got a threatening letter from the ins. co. that they do not want boarded horses on the property and they were going to discontinue out ins. if they didn't leave....weird

The previous owners moved their horses....my horses moved in and the ins. co. was happy.

I hate to say what I did when my friends kept their horses here...but here goes...I bought them for a dollar and added them to my ins. policy as mine and had the friend pay the increase, which was only like $15 for 6 mos. I also had the "boarders" sign a waiver and made them wear helmets when riding on our property.

Insurance co. don't make sense

Depending on where you live, you can sometimes get a farm/ranch policy. We have one through our local Farm Bureau. It covers a lot of things other policies won't cover, and is much more reasonable. Ours includes liability for our horses and boarders' horses, livestock insurance for loss of livestock or loss of use (only $2000/animal, but better than nothing and you can get regular horse insurance to add to it.) It also covers employees, our farm vehicles, etc. It's worth looking into if it's available in your area.
